Located in a favorite downtown neighborhood known for its wide variety of architectural style from bungalow to waterfront manse, the Abbott Tract is a great place to call home. Creamy yellow with accents of spring green, this cottage has retained its traditional flavor on the exterior. A covered 20′ x 7′ front porch doubles as an outdoor living and dining room when the weather is mild.
The original parlor and dining room have been combined and offer a generous area. Windows on the north and east side invite in the diffused sunshine for a morning glow. The space easily accommodates several furniture groupings for gathering, dining and for the flat screen and accompanying media equipment and the kitchen is separated by a breakfast bar so no one gets left out. Maple cabinets and tiled countertops were added several years ago so the kitchen feels up-to-date. Two bedrooms are on the south side of the house with a full bath at the back and a half bath for guests. A stackable washer/dryer is in the corner by the back door just off the kitchen.
There’s enough back yard for growing things, grilling other things and having a outdoor get-together if you’re so inclined. Lots of sun, not too much to mow and there’s a nice pergola waiting to have jasmine and honeysuckle twine itself around and offer up its intoxicating fragrance. The “garage” has been converted into three finished rooms with windows, floor coverings, electricity, half bath and a window unit to keep things cool. This is not habitable space since it doesn’t meet finished floor elevation, nor current habitable setbacks, but it’s great for a music or art studio, a place to practice yoga and meditation, a home office when you want to get out of the house – it’s up to you to decide what to do here.
Up above this space is a 2nd-story efficiency apartment with a large main room, small kitchen and bath. Main room could stand a makeover with fresh paint and flooring, but the overall arrangement is quite comfortable and it’s hard to find these auxiliary apartments in town.
You can walk everywhere – to the fantastic French bakery around the corner, the great mix of independent boutiques and shops on San Marco and then there’s the whole downtown scene a few blocks to the south. Check it out!
